THE  STATE  OF  TEXAS.}

COUNTY OF STERLING.}

KNOW ALL MEN BY THERE PRESENTS:

That, I, T. M. Jackson of the County of Sterling, and the State of Texas for and in consideration of the sum of Twenty and No/100 to me in hand paid by B. F. Brown County Judge of the County of Sterling State of Texas the receipt of which is hereby acknowledged, do, by these presents, bargain, sell release and forever quit-claim unto the said B. F. Brown County Judge and his successors in office, all my right, title and interest in and to that certain tract or parcel of land lying in the County of sterling and State of Texas, described as follows, to wit:

All that certain One and one fourth acre of land out of the South East corner of section No(16), Sixteen Block 2, H. &. T. C. Ry Co, Beginning at a point 30 feet West of the S. E. Corner of said section 10.  Thence West along said section line 208'.9" to a point Thence North 261 feet to a point making a N. W. corner of this tract, Thence Eat 203 feet and 9 inches to the North East corner of tract.  Thence South 261 feet to the place of beginning.  Said tract to be used for School purposes only and should it cease to be used for such it shall revert to the Grantor herein.

TO HAVE AND TO HOLD the said premises, together with all and singular the rights, privileges and appurtenances thereto in any manner belonging unto the said B. F. Brown his successors, forever, so that neither I, the said T. M. Jackson, nor my heirs, or any person or persons claiming under me, shall at any time hereafter, have claim or demand any right or title to the aforesaid premises or appurtenances or any part thereof,.

                             Before me, Leonee B. Cole, Clerk of the County Court in and for Sterling County, Texas on this day personally appeared T. M. Jackson known to me to be the person whose name is subscribed to the foregoing instrument and acknowledged to me that he executed the same for the purpose and consideration therein expressed.

                         Given under my hand and seal of office, this 3rd day of May 1912.
