I John B. Nimmo have this day bargained and sold and do hereby transfer and convey to Benjamin Roney and his heirs forever for the consideration of Three hundred dollars to me paid a tract of land in the State of Tennessee Sumner County and District No.18 adjoining the lands of Wm S. Webb on the East and containing by estimation One hundred acres be the same more or less bounded as follows Beginning on a black gum 24 poles North of said Webb's South East corner thence East 90 poles to a black oak and dogwood thence North 180 poles to a hickory thence West 90 poles to said Webb's North East corner thence South with said Webb's line to the beginning, To have and to hold the same to the said Benjamin Roney his heirs and assigns forever. I do covenant with the said Benjamin Roney that I am lawfully seized of said lands have a good right to convey it to the said Benjamin Roney his heirs and assigns. I do further covenant and bind myself my heirs and representatives to warrant and defend forever the title to the said lands and every part thereof to the said Benjamin Roney his heirs and assigns against the lawful claims of all persons whatever. Given under my hand & seal this 17th of April 1851.

Personally appeared before me John S. Bugg Clerk of the County Court of said County John B. Nimmo the bargainer with whom I am personally acquainted and who acknowledged that he executed the foregoing deed for the purpose therein contained. Witness my hand at Office this 14 Nov 1851.
