G. SURRATT [McGRIEFS SURRATT] to CHARLIE SURRATT State of Tennessee, McNairy County. Know all men by these presents, that I, M. G. SURRATT, have this day bargained and sold to CHARLIE SURRATT for the consideration of love and affection I have for him the following described tract of land lying and being in McNairy County, State of Tennessee and bounded as follows: Beginning at a stake and pointers in the center of the Purdy and Savannah road on the East line of the south tract or corner of Hardin Surratt's and runs south 119 poles to a stake, beech, and elm pointrs, then North 63 poles to a stake in the center of the Purdy and Savannah Road, then West with said road 134 poles to the beginning, containing. Now the convention of this conveyance is that My Son CHARLIE SURRATT is to pay me five barrels of corn and ten dollars in money each year during my lifetime. And failure to comply with this condition is to make this conveyance void. To have and to hold the same to CHARLIE SURRATT and his heirs forever I covenant with the said CHARLIE SURRATT that I am lawfully seized of said land and have a good right to convey the same and that it is unencumbered in any way. And I bind myself and heirs to warrant and forever defend the title of the same to the said CHARLIE SURRATT and his heirs forever against the lawful claims of all persons Witness my signature this 15 day of April 1896.
