Know all men by these presents that Hiram Simonton and Elisabeth Simonton his wife, Joseph Simonton and Eliza Jane his wife, John Simonton and Hannah his wife, Elizabeth Titus and Jackson Titus her husband, and Jane Simonton in consideration of the sum of Two thousand Five hundred Dollars to them paid by Joseph H. Coulter of the County of Warren and State of Ohio the receipt whereof is hereby acknowledged, do hereby grant, bargain, sell and convey to the said Joseph H. Coulter his heirs and assigns forever the following tract or parcel of land, Situate in the County of Warren and State of Ohio bounded and described as follows to wit: Being a part of Section 34 in the 5th Township and Third (3rd) Range between the Miami Rivers, beginning at the South West corner of a twenty acre tract of land this day conveyed by the grantors to Aaron Stevens and running thence South with the West boundary line of said section 97.01 rods to the N.W. corner of a tract of land owned by the Bowdie family (formerly owned by Egre Robinson) thence east one hundred and forty six poles and Eighteen links, thence North twenty five poles and four links, thence West eighty six poles and eighteen links, thence North seventy one and eighty five hundredths poles (71.85) thence West with the South boundary line of said twenty acre tract above named sixty rods to the place of beginning, containing Fifty Acres more or less, and being the same tract of land which, together with the said twenty acres was conveyed by David Robertson and wife to Richard Simonton by deed having date the 30th day of Sept. A.D. 1847 ---

And all the estate, title, and interest of the said grantors, either in law or in equity of, in and to the said premises, together with all the privileges and appurtenances to the same belonging.

To have and to hold the same to the only proper use of the said Joseph H. Coulter his heirs and assigns forever. And the said grantors for themselves, their heirs, executors and administrators do hereby covenant with the said Joseph H. Coulter and his heirs and assigns that they are the true and lawful owners of the said premises and have full power to convey the same, and that the title so conveyed is clear, free and unincumbered, and further that they will warrant and defend the same against all claim or claims of all persons whatsoever. In witness whereof the said grantors and their said wives, who hereby release their right and expectancy of dower in the said premises have hereunto set their hands and seals on this eighteenth day of May in the year of our Lord one thousand eight hundred and fifty three. State of Ohio, Logan County SS// Be it remembered that on the eighteenth day of May in the year of our Lord one thousand eight hundred and fifty three before me the subscriber a Justice of the Peace for said County, personally came Hiram Simonton and Elizabeth Simonton his wife and john Simonton and Hannah Simonton his wife, the grantors in the above Deed and acknowledged the signing and sealing thereof to be their voluntary act and deed for the uses and purposes therein mentioned. And the said Elizabeth and Hannah wives of the said Hiram and John Simonton being examined by me separate and apart from their said husbands, and the contents of said Deed being by me made known and explained to them as the statute directs, declared that they did voluntarily sign, seal and acknowledge the same and that they are still satisfied therewith as their act and deed for the uses and purposes therein mentioned. In Testimony whereof I have hereunto subscribed my name and affixed my seal on the day and year aforesaid. Jeremiah Fuson, J.P. (seal)

State of Ohio, Hamilton County// Be it remembered that on the twenty ninth day of December A.D. 1853 before me the subscriber a Notary Public in and for said County personally came Joseph Simonton and E.J. Simonton his wife and A.J. Titus and E. Titus his wife, the grantors in the above deed and acknowledged the signing and sealing thereof to be their voluntary act and deed for the uses and purposes therein mentioned. And the said E.J. Simonton and E. Titus, wives of the said Joseph Simonton and A.J. Titus being examined by me separate and apart from their said husbands and the contents of said deed being by me made known and explained to them as the statute directs, declared that they did voluntarily sign, seal and acknowledge the same, and that they are still satisfied therewith as their act and deed for the purposes and uses therein contained. In testimony whereof I have hereto set my name and affixed my Notarial seal on the day and year above mentioned. Truman Conklin, Not. Pub. (seal)

The State of Ohio, Warren County SS// Be it remembered that on this 13th day of April 1854 personally appeared before me J.C. Sabin, a Notary Public in and for said County, Jane Simonton, one of the grantors in the within deed, and acknowledged the signing and sealing the same to be her voluntary act and deed for the uses and purposes therein mentioned. Given under my hand and seal the day and year above mentioned. Jas. C. Sabin, Notary Public for W.C. Ohio (seal)
