This Indenture made this sixteenth day of November in the year of our Lord One thousand eight hundred and twenty three between Thomas Lucas of the County of Warren and State of Ohio of the one part and Francis Lucas of the County of Warren and State aforesaid of the other part witnesseth that the said Thomas Lucas for and in consideration of the sum of seven hundred dollars current money of the United State to him in hand paid the receipt whereof hereby acknowledge and forever acquit and discharge the said Francis Lucas heirs and executors and administrators have granted bargained sold aliened and confirmed and by these presents do grant bargain sell alien and confirm unto the said Francis Lucas his heirs and assigns forever all that tract or parcel of land lying and being in the County of Warren being a part of section number one in the third township and fourth entire range granted to the said Thomas Lucas by Jacob White and the said lot herein conveyed is bounded as follows on the north and on the east by lands belonging to the heirs of Richard Kirby deceased on the south by lands belonging to the heirs of Peter Sellers deceased and on the west by lands belong to Willis Pearson containing fifty acres strict measure together with all improvements water courses profits and appurtenances whatsoever to the said premises belonging or in any wise appertaining and the reversions remainders and profits thereof and all the estate right title interest property claim and demand of the said tract of land of in and to the same to have and to hold the lands hereby conveyed with all and singular the premises and every part and parcel thereof with every of the appurtenances unto the said Francis Lucas his heirs and assigns forever to the only proper use and behoof of the said Francis Lucas his heirs and assigns forever and the said Thomas Lucas doth himself for his heirs executors and administrators do covenant promise and agree to and with the said Francis Lucas his heirs and assigns by the presents that the premises before mentioned now are and forever hereafter shall remain free of and from all former and all other gifts grants bargains sales dowers right and title of dower judgments executions titles troubles charges and incumbrances whatsoever done or suffered to be done by the said Thomas Lucas and the said and heirs all and singular the premises herby bargains and sold with the appurtenances unto the said heirs and assigns against the said heirs and all and every other person or persons whatsoever doth and will warrant and forever defend by these presents In witness whereof the said Thomas Lucas hath hereunto set his hand and seals the day and year first above written.

Personally appeared before me Thomas Venard a Justice of the Peace in and for the County and state aforesaid the within named Thomas Lucas who acknowledges that he did sign and seal the within deed of conveyance for the purpose therein mentioned given under my hand and seal this 16th day of November 1823.
