This Indenture made the sixteenth day of June in the year of our
Lord one thousand eight hundred & fourteen Between John Boyes of the
town of Hillsdale in the County of Columbia State of New York of the first
part & Justus Bennett of the town of Wayne in the County of Steuben
& State aforesaid of the second part Witnesseth that the said party
of the first part for & in consideration of the sum of six hundred
& fifty dollars lawful money of the State of New York to him in hand
paid by the S. party of the second part, the receipt whereof is hereby
confessed & acknowledged, hath granted bargained, sold remised released
aliened & confirmed & by these presents doth grant, bargain, sell,
remise, release alien & confirm unto the said party of the second part,
& to his heirs & assigns forever, All that certain piece
parcel or lot of land described as follows (to wit) beginning at
a stake in the south east corner of a lot of land of twelve hundred acres
known & distinguished by the name of the Conat lot in township number
five in the first range in the County of Steuben & runs thence north
one hundred & eighty rods to a stake, thence west one hundred &
eighty rods, thence south one hundred & eighty rods, thence east to
the place of beginning containing two hundred acres of land, be the same
more or less, Together with all & singular the hereditaments &
appurtenances thereunto belonging or in any wise appertaining & the
reversion and reversions, remainder & remainders, rents, issues, &
profits thereof & all the estate, right, title interest claim or demand
whatsoever of the S. party of the first part either in law or equity of
in & to the above bargained premises, with the said hereditaments &
appurtenances, To have & to hold the said piece or parcel of land unto
the said party of the second part his heirs & assigns to the sole &
only proper use benefit & behoof of the said party of the second part
his heirs and assigns forever, & the said party of the first part,
for his heirs executors & administrators, doth covenant grant, bargain,
promise & agree to & with the said party of the second part his
heirs & assigns that the above bargained premises in the quiet &
peaceable possession of the said party of the second part his heirs &
assigns against all & every person or persons lawfully claiming or
to claim the whole or any part of the above mentioned & described premises
will forever Warrant & Defend, In Witness whereof the S. party of the
first part, hath hereunto set his hand and seal on the day & in the
year above written.

State of New York: On the 16th day of June 1814 before me
Daniel Cruger one of the Masters in Chancery in & for said State came
Nathan Leall one of the subscribing witnesses to the within Deed who being
by me duly sworn saith that he saw John Boyes whom he knows to be the same
person described in the within deed, execute the same for the uses
& purposes therein expressed the said Nathan further saith that he
subscribed his name as a witness to the same & saw William Woods the
other witness subscribe his name, I knowing said Nathan & being
satisfied as to the proof of the said Deed do allow the same to be recorded.
