This indenture made the first day of April in the year of our Lord one thousand eight hundred forty eight between CALTERN BRIGGS and OLIVE, his wife of the town of Coxsackie county of Greene state of New York of the first part and HIRAM GATES of the same place of the second part. Witnesseth that the said parties of the first part for and in consideration of the sum of one hundred sixty two dollars and fifty cents lawful money of the United States to them in hand paid by the said party of the of the second part, the receipt whereof is hereby acknowledged, have granted bargained sold released enfeoffed and confirmed by these presents doth grant bargain sell relien enfeoff and confirm unto the said party of the second part his heirs assigns forever. All that certain piece of land situate at Coxsackie at what is called the Upper Landing and bounded as follows to wit: on the west by the Public Highway leading from Coxsackie Middle Landing through and past the Upper Landing by lands of said HIRAM GATES and GEORGE WORDEN, on the northeast by the Hudson River and south by the lands of RICHARD WELLS now in the possession of EDWARD WELLS containing about one half an acre of land more or less being the premises lately occupied by the parties of the first part. Together with all and singular the hereditaments, appurtenances thereunto belonging or in any wise appertaining and the reversion, reversions, remainder, remainders unto issues and profits thereof and all the estate right title interest claims demand whatsoever of the said parties of the first part either in law or in equity of in and to the above granted premises with the said hereditaments appurtenances to have and to hold the above mentioned and described premises with the appurtenances and every part and parcel thereof to the said party of the second part his heirs and assigns forever. And the said CALTERN BRIGGS for himself his heirs executors and administrators doth grant bargain promise and agree to ___________ the said party of the second part his heirs and assigns to warrant and forever to defend the above granted premises every part and parcel thereof now being in the quiet peaceable possession of the said party of the second part against the said parties of the first part their heirs executors administrators and assigns against all and every other person or persons claiming or to claim the said premises in any part thereof.

 Witness thereof the said parties of the first part have hereunto set their hands and seals the day and year first above written.
