This indenture made the seventeenth day of February in the year of our Lord one thousand eight hundred fifty two between BENJAMIN BRIGGS and EUNICE his wife, of the town of Athens county of Greene and state of New York of the first part and HENRY STRANAHAN of the same place of the second part witnesseth that the said party of the first part in consideration of three hundred dollars lawful money of the United States to their duly paid have sold and by these presents do grant and convey to the said party of the second part his heirs assigns forever all that certain piece parcel or lots of land situate lying __________the upper part of the Village of Athens in the county of Greene most or all of which piece of land is a portion of the Glebe lands so called of the Lutheran Zion Church and is bounded  northerly by lands lately purchased of HENRY STRANAHAN commonly called the MAZURIC property easterly by the Hudson River Westerly by the Albany Greene Turnpike  land and southerly (mostly) by a piece of land of HENRY BRIGGS  which piece of land hereby intended   to be conveyed as described as the line beginning at the east side of said turnpike road and following the length of said STRANAHAN property easterly to the Hudson River thence along said river length of one hundred feet thence westerly to the southeast corner of said HENRY BRIGGS land  thence northerly along the east line of said Henry Briggs land to the northeast corner thereof thence westerly along the north line thereof to said road or Swan Street thence northerly along  said turnpike ___________forty three feet to the place of beginning with the appurtenances and all  the estate title _________of the said parties of the first part therein  another said parties do hereby covenant and agree that at the delivery hereof they are the lawful owner of the premises alone granted ___________of a ___________  indefeasable estate of inheritance their claim of all in encumbrances except the annual annuity in Glebe rent of one dollar twenty five cents per year to be paid to said church subject to which change then___________and _________ is made and that they will warrant and defend the above granted premises in the quiet and peaceable procession of the said party of the second part his heirs and assigns forever subject hence to the aforesaid In witness whereof the said parties of the first part have hereunto set their hands and seals this day year first above written.
