This Indenture made the first day of April one thousand eight hundred and thirty six Between John Wilcox of the Town of Beekman Dutchess County and State of New York of the first part and Joseph C. Doughty of the same place of the second part Witnesseth that the said party of the first part in consideration of four thousand five hundred and fifty dollars to him duly paid has sold and by there presents does grant and convey to the said party of the second part All that certain farm piece or parcel of land lying in said Town of Beekman Bounded and described as follows. Beginning at a white oak tree marked in Philip Flaglers line and running South forty five degrees East sixty five links to a point on the South East side of the highway, thence North fifty degrees East two chains thirty nine links to Cornelius H. Cornells land thence North? thirty five degrees fifteen minutes West five chains fifteen links thence North twenty two degrees East one chain sixty nine links thence North thirty nine degrees thirty minutes East three chains and twenty links thence North fifty three degrees thirty minutes East two chains fifty six links thence North forty nine degrees twenty five minutes East three chains eighty seven links thence North fifty degrees thirty five minutes West ten chains two links thence North twelve degrees forty five minutes East seven chains sixty links to the bank of the Fishkill creek thence downs and along the land of the creek as it now runs to the North corner of the aforesaid Flagler land thence in company with said Flagler's line South fifty nine degrees fifteen minutes East six chains thence South eighty five degrees forty five minutes East sixteen chains forty one? links to the place of beginning. Reserving out of said premises about three quarter of an acre of land [?] or conveyed by John Wilcox to CorneliusHumphrey the said farm including reservation containing by estimation about seventy acres of land be the same more or less. With the appurtenances and all the estate title and interest of the said party of the first part therein. And the said John Wilcox does hereby covenant and agree that at the delivery [?] [?] with lawful owner of the premises above granted and seised [sic] of a good and indi[?]able estate of inheritance therein clear of all incumbrances and that he will Warrant and defend the above granted premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns forever. In Witness whereof the said party of the first part has hereunto set his hand and seal the day and year first above written.

On the first day of April in the year one thousand eight hundred and thirty six appeared before me Egbert Delong a Commissioner of deed of said County John Wilcox known to me to be the individual described in and who executed the written conveyance and acknowledged that he executed the same.
