Flanders Callaway to John Jones
1837 Deed

Warren County, Missouri Land Deed Book B, pages 88 and 89. Transcribed August of 2000 by James D. Murray. I have endeavored to do my best in transcribing the following deed. Please note, as with all transcribed records, mistakes do occur, please refer to original document when in doubt.

Be it remembered that in the twenty first day of August, eighteen hundred and thirty-seven, John Jones presented his petition to the County Court of Warren County in the state of Missouri. Setting for the __?__ of a hand executed by Flanders Callaway.
To wit: in the first day of May Eighteen hundred and twenty four, said Callaway executed his hand to the said John Jones in the __?__ sum of one thousand dollars, conditioned that if the above bounder Flanders Callaway does make to the said Jones a quit claim deed to the following described tract of land. To Wit, Two hundred acres of land in the County of Montgomery (now Warren) in the state aforesaid on the waters of Charrett and Tuque Creeks including the farm on which said Jones then lived, being a part of a tract of land ___?____  to the widow St. Franceway & sold by said widow to William Russel and by said Russel to said Flanders Callaway. Which, said tract of land is bounded as follows. To wit, Beginning at the Northwest corner of said survey and thence South 83 degrees East 51 chains and 5 links to corner of said survey. Thence North 7 degrees E. 6 chains and thirty eight links to Joseph Chat(ran?) Northwest corner. Thence  S 83 E 14 chains to Morgan Bryans Northwest corner. Thence S 7 West 30 chains 75 links to corner of said Bryans Survey. Thence N. 83 West 10 chains 75 links to another corner of said Survey. Thence S. 7 degrees west six chains  and 12 links to corner an a hickory 7 inches in diameter from which a Black oak 18 in diameter bears South 15 E 30 links and a white oak 30 diameter bears North24 West 15 links. Thence North 83 West 54 chains and twenty-five links to corner set post, from  which a hickory fourteen inches diameter bears South 84 degrees E 50 links and a beach oak 18 inches diameter bears North 52 West 27 links. Thence North 7 degrees East 30 chains 50 links to the Beginning. That the said Bound to be __?__. Afterwise to remain in full force and __?__ and an said petition presented as aforesaid, the said County Court made the following order.
On petition of John Jones the court order that the Administrator of Flanders Callaway Deceased make to said John Jones a deed according to the condition of the Bond in said petition  ___?____.Now therefore I, Alexander McKenney, Administrator of said Flanders Callaway, now deceased do by virtue of the authority in me vested as administrator aforesaid have this day bargained and sold and by these presents doth bargain, sell and deliver unto the said John Jones and his heirs and forever all the right, title claim and interest of the said Flanders Callaway of in and to the forgoing described tract of land and do as Administrator aforesaid (aforesaid, scratched through) of said Callaway de (ceased, scratched through and written above “ed” to form the word “deed”) warrant the title of the same against the claim of all persons claiming under the said Flanders Callaway Deceased to the said John Jones and his heirs and assigns forever. In testimony where of I, Alexander McKenney, Administrator as aforesaid and have hereunto set my hand and affixed my seal this the twenty second day of August Eighteen hundred and thirty seven 1837

I underlined before signed, the words petition to the 29th line, and to the (fifth?) line in the second page the words, To the said John Jones and his heirs and of __?__ forever.
State of Missouri, county of Warren, County Court August Term, 1837.Be it remembered that on the twenty second day of August AD 1837 in open court at the above term personally appeared in court Alexander Mckenney who is personally known to the said Court, to be the person whose name is subscribed to the above deed as having presented the same and acknowledged the same to be his act and deed for purposes therein mentioned.Witnesses Carty Wells clerk of said Court with my private seal, no seal of office being provided for said Court, at office this 23rd day of August AD 1837,Carty Wells clerk filed for record August 23, 1827.C.
