This Indenture made the fifth day of August in the year One thousand Eight Hundred and seventy three between John B. Latimer of the County of Ellis State of Texas of the first part and James E. Berry of the County of Hancock state first afor said of the other part: Witnesseth that the said John B. Latimer for and in consideration of the sum of Three hundred & ninety dollars cash in hand paid at and before the sealing and delivering of these presents the receipt whereof is hereby acknowledged has granted, bargained sold aliened conveyed and confirmed and by these presents does grant bargain sell alien convey and confirm unto the said James E. Berry his heirs and assigns all that certain revisionary interest in and to the following lots or parcels of land situate lying and being in said County of Hancock known as the Dower lands of Mrs. A. E. Berry
(formerly Devereux) to wit: The Homestead containing thirty acres more or less, The Spain tract containing one hundred acres more or less and sixty five acres lying on the North west corner and on the North of Rail Road of the tract of land adjoining the lands of the late Mrs. Anna Devereux, J. E. Berry, W. S. Coleman & others.
In witness whereof the said John B.Latimer by his attorney in fact has hereunto set his hand affixed his seal and delivers these presents the day and year first above written.
