Many thanks to Eric Schultz who transcribed this deed of his ancestor, and states "there are many parts that I was not able to make out the letters or where  the letters made no sense to me.  I've used xx's to fill in the spaces."   Eric is researching the Miller lines and would love to share information. 

This indenture made the twentieth day of January in the year of our Lord One thousand Eight hundred and forty five between Jacob Miller and Eve his wife of the town of Parish County of  Oswego and State of New
York of the first part and Robert Miller and William Miller of said town county and State of the second part wherewith that the said parties of the first part do and in consideration of the sum of  Twelve hundred dollars to them in agreed price by the parties of the second part Wherewith the said parties of the first part doth
hereby declare themselves satisfied and paid hath said by these presence worth great bargain sell a lien release  xxxxy and  confirm  xxle the second parties of the second part their heirs and assigns IIII That certain piece is part of same situated in the town of Parish County of Oswego and State of New York known and distinguished as part of lots number fifty five and twenty five in township Xxxxce twenty three Scriba Patent that part of said lot number fifty five is Bordered  and described as follows (Viz):

Beginning at the Southwest corner of Said lot thence running north twenty one degrees forty five minutes East along The West border of said lot nineteen chains and twenty links to a stake ninety links North by East from a beach occurred therice Easterly to the Southwest corner Of thirty acres of Land heretofore sold to Bennet Peck thence south sixty nine degrees East along the South border of said thirty acres twenty chains Eighty three links to the East line of said lot a stake two links from a small hemlock caused Thrice south twenty one degrees forty five minutes West along the East Boundry thereof nineteen chains thirty eight links to the South East corner there of thrice xxth sixty eight degrees fifty minutes West along the South boundary thereof of thirty four chains Eighty four links to the place of beginning containing sixty four acres and two tenths of an acre the same more or less  and that part of lot number Seventy two is described As follows (Viz):

Being one acre and Ninety Eight hundredths an acre to be laid off from the south end of said lot number seventy two by a line Parallel with with the chalk line of said lot and which said two parcels of  land together  containing sixty six acres and eighteen hundredths the same more or less together with all and Scugalas the rights numbers and privileges to the same belonging or in any xxxx apporlaming(?) and the xxxxxxxion and xxxxions remainder and acxxxxxnce xxx issues and profits thereof and all the estate rights title interest property possession claim and xxxxxxx  a both in law and Equity of the said parties of the first part of in and to the same to have and to hold the said tract of land and premises which the appearances unto the said to the said parties of the second part heirs and assigns to their and their any mopes use benefit and be hoop fxxxx and the said parties of the first part doth for themselves their Executors and administrators xxxxxxx and agree
to and with the parties of the second part their heirs and assigns that they are the true and lawful owners of the sixty acres as parcel of law and parties which the appxtxxces they are lawfully xxiged in their own right of a perfect absolute and xxxxfeasible Estate of inheritance in fee simple of and in all the said promises with the appearances and have in a face good right full power and lawful authority to grant and 

convey the same in xxxxx apxxaia and also that the said party of the second part their heirs and assigns shall and may xxxxxx hereafter peaceably have hold occupy and possess the said jiauled(?) premises free from the hindrance or not station of any person or parties lawfully delivering the same and that all the said parties of the first part and their xxxx the scico parcel of Land and premises unto the said parties of the second part their heirs and assigns acquired all lawful claims and xexxxxds whatsoever shall and will xxxxxxxx and forever by these xxxxxx Qipend Lu Hctuen where of the parties of the first part have hereunto set their names and seals the day and year first above written sealed   xxxxxxxxxx.

Miller and Eve his Wife known to me to be the person  xxxx in who Executed the xxxxxr Died and being by me Examined Sxxxlly acknowledged that they Executed The same for the purpose xxxxx xxxxxxx   and the said Eve being by me Examined private & separate and apart from her said husband acknowledged

That she executed the same without fear or compulsion of her husband at xxxx Alfred Phelps Justice
