Beginning on the N line of the Nelson tract at the NW corner of Oliver Johnson's land, running thence 23°15' W 24 chains 7 links along the W line of Johnson's land, parallel to W line of said tract to a stake, thence Westerly parallel to the N line of said tract 8 chains 31 links to a stake, thence N 23°15' E, 24 chains 7 links parallel to the W line of said tract to a stake in then line of said tract, thence
Easterly along said N line 8 chains 31 links to place of beginning.

Palermo described in 1831 deed from Nicholas Fish to Winthrop Collins, less 50 acres deeded by Winthrop to Obadiah Collins on the W side of the lot.

make 50 acres.

links from maple marked 16.17 & running thence along the Northerly line of Lot 16 about N 69° W 54 chains 15links to the beech tree marked 15.16, 17.8; thence N 21°45' E 29 chains 39 links to a stake 10 links N of maple marked 17.20; thence S 69° E 54 chains 38 links to hemlock marked 17.20;  thence s 21° W 29 chains 39 links to place of beginning, containing 159 acres, more or less.

Abel Collins to William Collins, Lot 17, Fish's Tract, Palermo; the
fourth half of the residue of said lot, less 50 acres from the W end by a line parallel to the W line thereof, containing 59 acres.

William E Collins to William Collins, 58 acres in Lot 16 according to 1802 survey by John Hammond Jr described as follows: Lot 16
less 50 acres from the W side sold to G.G. Griswold & 50 acres to

Peter & Almira Steenberg to Thomas G Somers, 116 acres, same parcel as described Bk 170 p 527 (Collins to Collins), subject to a mortgage executed by Abil Snyder & Hannah Lucius & Alvin P Lanerman for $3000.

Edward B & Anna Collins to Joseph N Collins, Part of a certain lot lying in the SW corner of the 14th township of Scriba's Patent, in Palermo, bounded as follows: Commencing S 69° E 28 chains 3 links from the SW corner of the whole lot & running thence N 21° E along a line of marked trees 45 chains 97 links to the state road & thence S 48° 45' E 10 chains along the center of the state road to the NE corner of said piece of land; thence S 21° W along a line of marked trees 43 chains 25 links to the SE corner of said piece of land; thence N 69° W along the old line of marked trees 9 chains 35 links to the place of beginning, containing 41.68 acres more or less.

ALSO part of Lot 1 according to R Simpson's survey of the
270 acre Nelson Tract, beginning on the E line of land purchased  by Joseph N Collins, in the center of the state road & 2 rods N 22.75° E from the SW corner of said Lot 1 & running thence N 22.75° E 13 chains 50 links; thence S 45.75° W 1 chain 25 links; thence S 22.75° W 13 chains 52 links to the center of the state road; thence along the road 1 chain 26 links to the place of beginning, containing 1.58 acres.

ALSO part of lot in the SW corner of Palermo in the Nelson
Tract known as the Chaffee Lot, described as follows: Beginning at a stake & stones in the center of the state road at the SE corner of the Chaffee Lot, thence N 45° 40' W along the center of the state road 3 chains 46.5 links to a stake & stoners; thence S 49° 40' E 3 chains 46.5 links to a stake & stones on the E line of the Chaffee Lot; thence S 22° 45' W 14 chains to the place of beginning, containing 4.50 acres.

ALSO that parcel commencing S 69° E 28 chains 3 links from
the NW corner of said lot; thence S 69° E 9 chains 35 links along the old line of marked trees to a stake struck for the NE corner; thence S 21° W 39 chains along the marked line to the state road leading from Fulton to Rome; thence N 48° 45' W along the highway 10 chains; thence N 21° E 34 chains 28 links to the beginning, containing 33.32 acres more or less, excepting 4.50 acres lying in the SE corner which was deeded by John W
Thayer to J Green, leaving 28.82 acres, more or less.

Olin A Snyder to George Converse, that parcel of land in
Palermo lying in the SW corner of the fourteenth township of Scriba's Patent described as follows: Commencing at the NE corner of the premises conveyed this day by James & Adell Snyder to Olin A Snyder, & running westerly 37 rods along the center of the state road; thence Southerly & parallel with the Easterly line of said premises so far that a line drawn Easterly & parallel with said state road to the said Easterly line shall contain 12 acres.   Recorded 7 Nov 1878

Bk 170 p 527, 9 Dec 1881:

William N & Irving H Collins to Horace Collins, In trust for the uses & purposes hereafter mentioned & specified, all the following
parcel of land in the town of Palermo; part of the Nelson Tract
commencing at the NE corner of 53.17 acres owned by Almon Mason & on the N line of said tract; thence Easterly on said N line 12 chains 72 links; thence Southerly along lands owned by Oliver Johnson 24 chains 7 links; thence Easterly 8 chains 31 links; thence Southerly 41 chains 74 links; thence Westerly 21 chains 3 links; thence Northerly 66 chains 33.7 links to the N line of said tract & place of beginning containing 116 acres, more or less.  For the purpose to pay off & discharge William N Collins of & from the following debts owed by him to the following persons in the sum
specified: Amos Collins $700; George Moer $200; Harvey Camer
$180; James Hodges $100; Irving Kelles $130; Irving N Collins $100, and in 10 years, pay their sister Anna Collins $1000 without interest, and on or before 12 years, Horace is to pay Irving Collins $1200.  Upon payment of the $1200 the title & fee of the property shall become absolutely vested in Horace N Collins, assignors & heirs forever, and Irving will give a quitclaim deed to Horace upon receipt of the $1200, with a covenant of warranty against his own act.

Olin Snyder Estate to Lovinia Snyder, 29.68 acres being the
same conveyed to Olin Snyder in 1878.

Bk 181 p 301, 17 Dec 1883:

Horace R Collins to William N Collins Re. Farm of 116 acres
described in deed from William N Collins Sr in 1881; establishes a lien against the land, but does not affect title.  Awards to Horace all personal property of William, & possession of the farm & personal property thereon.  Agrees that the sum of money to be paid by Horace & Irving does not constitute a sufficient payment to William N Collins for the farm & the benefits to be accrued from it; agrees to pay William N Collins $175 each & every year during his life, to be paid in installments of $44 on April 1, July 1, October 1 & January 1 each year beginning April 1, 1884; to be paid by Horace.  This payment becomes a charge against the land & lien thereon, as if it had been mentioned in the deed of December
9,  1881.

Bk 215 p 356, 17 Feb 1894:

William N, Irving N, his wife Anna J & Anna Collins to Horace R Collins, deed granting 116 acres discussed in the 1881 document; this grant intends to vest the absolute fee in Horace Collins forever, clear & discharged from cash & every trust mentioned in the documents.

Bk 237 p 215, 30 Apr 1901:

Lovinia Snyder to Horace C Collins, 29.68 acres, being the same conveyed to Olin Snyder in 1878; the 12 acres now reserved is 1 rod narrower & extends back far enough to contain 12 acres of land. The lane to said 30 acres is to be 4 rods wider & to be along the W side of the 12 acres here conveyed.

Bk 262 p 463, 24 Apr 1908:

Betsy Holmes to Belle K Wheaton, 12 acres, being the same
conveyed to George Converse in 1878, as amended in 1901.  Betsy Holmes reserves the use and occupancy of said premises during the term of her natural ; life.

Bk 342 p 209, 23 Jan 1926:

Horace C Collins, single man, to Lee C Loomis, 116 acres being the same deeded to Horace Collins in 1894, & 29.68 acres, being the
same deeded to Horace Collins in 1908.  Horace Collins reserves the use of the SW room in the chamber of the upright to the dwelling on said farm with the right of ingress & egress during the term of his natural life.  [$5400 mortgage with $100 annual interest, payable 1 March each year, was discharged 2 Sep 1927 per Mortgage Bk 304 p 271]

Bk 348 p 143, 14 Apr 1927:

Belle K Wheaton to Lee C Loomis, 12 acres deeded by Betsy
Holmes in 1908, said Betsy Holmes who reserved a life estate having died May 20, 1915.

Bk 411 p 598, 12 May 1930:

Lee & Nadia C Loomis to Newman J & Florence D Hamburg of
Brownville, 116 acres deeded to Horace Collins in 1881, & 41.68 acres deeded to Joseph N Collins in 1873.  [$4700 Mortgage]      Recorded 24 Mar 1943 

In 1943, Newman & Nadie Hamburg of Danville, IL deeded this
property on the Volney / Central Square Road to Glenn & Wava Seaton, subject to a $2300 mortgage, to be assumed by the Seatons.
