Together with the appurtenances, and all the estate and rights of the party of the first part in and to said premises.

To have and to hold, the above granted premises unto the said party of the second part, his heirs and assigns forever.

Provided always, that if the said party of the first part, her heirs, executors or administrators, shall pay unto the said party of the second part, his executors, administrators or assigns, the said sum of money mentioned in the condition of the said bond is obligation and the interest thereon at the time and in the manner mentioned in the said condition, that then these presents, and the estate hereby granted, shall cease, determine and be void.

And the said party of the first part covenants with the party follows:

First. --- That the party of the first part will pay the indebtedness as hereinbefore provided, and if default be made in the payment of any part thereof, the party of the second part shall have power to sell the premises therein described, according to law.

On this first day of January in the year one thousand eight hundred and ninety-five before me, the subscriber, personally came Mary Scott, to me known to be the person described in and who executed the within instrument, and acknowledged that she executed the same.

This Indenture, made this first day of January in the year of our Lord one thousand eight hundred and ninety-five, between Mary Scott of the Town and Village of Athens, in the County of Greene and State of New York of the first part, and Benjamin F. Hallenbeck of Athens aforesaid, of the second part.

Witnesseth, that the said party of the first part, in consideration of the sum of seventy-five dollars, payable in one year from the day of the date hereof with annual interest as conditioned in a bond this day given by said Mary Scott to said Hallenbeck has sold and by these presents doth grant and convey to the said party of the second part, his heirs and assigns, all that certain piece, parcel or part of a lot of land with the northerly half of a frame dwelling house erected thereon, situated in the Village of Athens, in the County of Greene and State of New York, and on the easterly side of and fronting upon Warren Street, and in the northerly half of that part of lot number seven (7) of what is known as the Flaak Estate, and is further bounded and described as follows, viz: on the north by lot number eight (8), and extends easterly from said Warren Street, about one hundred feet to lands of the Baptist Church and as the fence now stands and is bounded southerly by a line beginning at the centre of the westerly side of said dwelling house and turning easterly at right angle with said Warren Street through the centre of said house which extends about thirty feet easterly from said Warren Street, and thence (from the centre of the easterly side of said house, running easterly on a line parallel with the southerly line of said lot number eight about seventy feet to the rear or easterly end of said lot and is in width on said lot, and is in width on said Warren Street, about twenty three feet, more or less, and are the same premises as this day conveyed by the said party of the second part, to the said party of the first part by deed of conveyance and being a part of the purchase money of the said premises.
