Registered for John Livingston of Oak Hill County of Columbia & State of New York Sept 4th 1804 – G.A.U.  Be it remembered that on the third day of September one thousand and eight hundred and four Thomas Howard of the town of Canton County of Greene State of New York for the consideration of the sum of Seven hundred & seventy six dollars lawful money of New York to him in hand paid by the above mentioned John Livingston – did grant and bargain sell alien remise release enpress and confirm unto the said John Livingston and to his heirs and assigns forever – All that one certain tract or piece of land situate and being in the Town of Canton aforesaid being part of a tract of land granted by letters patent the second day of January 1770 to John Morren Scott & seventy seven others butted and bounded as follows -- Beginning at a stake and heap of stones being the southwest corner of Abel Blackmores farm and from said beginning runs south seventy five degrees and thirty minutes East twenty three chains & forty seven links to a stake and stones thence south nine degrees and thirty minutes west twenty seven chains and ninety five links to a heap of stones then north Eighty seven degrees & thirty East five chains and fifty links to a heap and stones Then south ten minutes east nine chains and twenty links to the North east corner of a tract of eighteen acres of land sold (sold) to Abel Blackmore and William Yeomans then north eighty nine degrees and thirty minutes west fifteen chains and twenty links to a heap of stones then north four degrees forty five minutes East four chains & five links to a heap of stones then North seventy eight degrees and thirty minutes west sixteen chains & seventy five links to the East bounds of Van Schaick’s tract then Northerly along the same about thirty six chains and fifty links to the place of beginning containing one hundred acres be the same more or less – and all appertances – Provided the said Thomas or his heirs and assigns pay or cause to be paid unto the said John Livingston his heirs executory administrators or assigns the sum of seven hundred & seventy six dollars with lawful interest – two hundred Dollars to be paid by the first of November next – and the residue to be paid in three equal yearly payments viz. one hundred and ninety two dollars in one year from this date then further like sum in two years and the remaining like sum in three years from the date of this execution according to conditions of a certain bond bearing even date herewith then these presents to be void – said mortgage executed by the said Thomas Howard in the presence of John Adams and Ephraim T. Silver and was acknowledged by said Thomas before Thos. E. Barker one of the Judges of the Com pleas of Green Sept 3, 1804 –
