This indenture made the twenty eighth day of April in the year of our Lord one thousand eight hundred fifty one between ETHAN S. FOX and SARAH E., his wife, of the Town of Athens, County of Greene, State of New York as parties of the first part and BENJAMIN BRIGGS of the town, county and state aforesaid of the second part witnesseth that the said parties of the first part for the consideration of the sum of twelve hundred fifty dollars lawful money of the United States of America to them in hand paid by the said party of the second party the receipt which is hereby _______ acknowledged have granted, aleaved, lessened, released, ensealed and confirmed and by their presents do grant, aleive lessen release, enseal and confirm unto the said party of the second part and to his heirs assigns from all other certain piece, parcel a lot of land lying and being in the Village of Athens, County and state aforesaid situate and bounded as follows, on the corner of Market and Warren Street as layed out by a map of said Village north of Market Street. East of Warren Street south of lot of JAMES SHAW east by a post board fence _______of said JAMES SHAW and line to Market Street between the fence ____________ on the above described premises the dwelling house by the parties of the first part the lands of which border upon said fence containing in all about 1/8 of an acre of land be the same more or less upon which lots of land situate of a two ________piece, dwelling, house with barn together with all singular the house and lot, appurtenances therein belonging or in any way appertaining another version, reversion, remainder, remainders unto _____ and profits thereof , and all the Estate, right, title, interest, claim and ___________and ________of the said parties of the first part either in law or equity if in and to the above granted premises with the said hereditaments, appurtenances to have and to hold the above mentioned and described premises with the appurtenances being part and parcel thereof both said parties of the second part his heirs, assigns forever and the said ETHAN S. FOX and SARAH E., his wife, administrator , their heirs, executor, administrator do covenant, grant, bargain, promise ___________ to and with the said party of the second part, his heirs, assigns to warrant and promise to defend the above granted premises and every part and parcel thereof now being in the quiet and peaceable possession of the said party of the second part against the said parties of the first part, his heirs, executors, administrators, assigns and against all the other person or persons claiming or to claim land , premises or any part thereof.
