This Indenture made the first day of May one thousand eight hundred and thirty seven between George Downing of the Town of Hyde Park County of Dutchess & State of New York and Sarah Downing of the first part, and Oliver Doty of the Town County and State aforesaid of the second part Witnesseth. That the said parties of the first part in consideration of five thousand and twenty five Dollars to them duly paid have sold and by these presents do grant and convey to the said part of the second part. All that certain piece or parcel of Land situate in the town aforesaid in the Great and Lower Nine Partners Patent being butted and bounded as follows. Beginning at a corner Southeasterly of the Dwelling House and running from thence North three degrees and ten minutes West ten chains to a stone in the Ground in the N.E. corner of the premises in Stephen Briggs line thence North eighty three degrees West thirty six chains and thirty one links to an oak tree marked thence North eighty five degrees West fifteen chains to a heap of stones in the N. W. corner of these premises thence South three degrees ten minutes East fifteen chains fifty six links thence South eighty three degrees East thirty one chains & seventy links thence South three degrees ten minutes East one chain sixty two links thence South eighty three degrees East eighteen chains fifty two links thence North twenty one degrees thirty minutes West four chains and fifty links, thence North three chains fifty links thence South eighty six degrees East one chain seventy three links to the place of Beginning. Containing eighty two Acres three Roods and eight
Perches of Land. Bounded North by Stephen Briggs, John Briggs Jun. & Wm Vail West by John
Briggs South by Benjamin Sheldon East by the highway and Land herinafter conveyed & and [sic]
Land of Joseph Doty. Also one other piece of Land situate as aforesaid bounded as follows. Beginning at
a stone marked [Dow?] the South side of the Road near the Bridge and on the West Bank of the Brook & [?] from thence due South five chains to a stone marked [D or P?] thence South eighty seven degrees West one chain and ninety five links to [?] in the South eighty five degrees thirty minutes East one chain & thirty six links thence thence [sic] North three degrees ten [?] seventy four links to the place of Beginning. Containing three Rods and thirty four Perches of Land be the same more of less, with the appurtenances and all the estate title and interest of the said parties of the first part therein. And the said George Downing and Sarah Downing do hereby covenant and agree to and with the said party of the second part that the above granted premises in the quiet and peaceable possession of the said party of the second part his heirs & assigns against every person or persons whomsoever will Warrant and forever Defend ~~

in the Presence of Henry S.] Marshall. Dutchess County JJ? Be it remembered that on the sixth day
of May 1837 appeared before the subscriber a Commissioner for taking the proof and acknowledgement of Deeds for said County the within [?] George Downing and Sarah his wife known to me to be the individuals described in said Indenture who severally acknowledged that they signed sealed and executed said conveyance for the uses and purposes therein mentioned and the said Sarah Downing in a private ex-
amination apart from her husband acknowledged that she signed it freely without any fear of compulsion
of her husband. And having examined the same find no particular [?] or [?] therein. Allow the same to be Recorded.
