In the name of God Amen I John Watkins of the Parish of Langattock Lingoed in the County of Monmouth Yeoman do make this my last Will and Testament in the manner following, that is to say, I Give and bequeath unto my Wife Sibbil for and during the Term of her natural life one Annuity or yearly Sum of Seven pounds to be secured by and to be paid and payable to her or her Assigns out of the Rents and profits of all and singular my Messuages Lands Tenements Hereditaments and premises situate lying and being in the parish of Langattock Lingoed or elsewhere in the said County of Monmouth by half yearly payments and the first half yearly payment thereof to begin and to be made at the end of Six Calendar months next after my decease Item I give and bequeath unto my daughter Sibbil Nicholas the Sum of Fifteen pounds — Item I Give and bequeath unto my Son William Watkins the Sum of Fifteen pounds — Item I Give and bequeath unto my daughter Mary Thomas the Sum of Twenty pounds — Item I Give and bequeath unto my Daughter Margaret Watkins the Sum of Twenty pounds — Item I Give and bequeath unto my Daughter Blanch Watkins the sum of Twenty pounds And I will that the several above mentioned Legacies so by me bequeathed to my said Son and Daughters shall be paid them respectively out of my said Real Estate in three months next after the Marriage of my Eldest Son John Watkins or the death of my said wife Sibbil which ever shall first happen And all my said Real Estate so by me subjected to and charged and chargeable with the payment of the above mentioned annuity and pecuniary Legacies I Give and Devise unto my said Son John Watkins his Heirs and assigns forever — I Give and bequeath unto my daughter Elizabeth Gunter the Sum of Fifteen pounds the Interest of which is to be paid her half yearly by my said son John Watkins for and during the Term of her natural life the first half yearly payment to be made at the end of Three months next after the death of my said Wife Sibbil or in three months next after the marriage of my said Son John Watkins which shall first happen And after her decease I Give and bequeath the said Fifteen pounds to and among the Children of her the said Elizabeth Gunter share and share alike. I Give and bequeath unto my my daughters Margaret and Blanch one Bed & Bedstead with the Furniture thereto belonging and also one Chest apiece Item I Give and bequeath unto my said Wife Sibbil one Bed and Bedstead with the Furniture thereto belonging I Give and bequeath all the rest and residue of my personal Estate of what nature or kind soever and wheresoever after payment of my Debts the legacy to the said Elizabeth Gunter and Funeral expenses unto my said Son John Watkins whom I nominate constitute and appoint sole Executor of this my last Will and Testament and I hereby revoke all former and other Wills by me at any time heretofore made and do declare this only to be my last Will and Testament In Witness whereof I have hereunto set my hand and Seal this Twenty first day of June One thousand seven hundred and seventy seven.

John Watkins the son and sole Executor in the foregoing Will named was sworn to the truth thereof and to the faithful performance of the same
