Know all men by these presents that I James Clardy of Laurens
county and state aforesaid hath for and in consideration of the sum of four
hundred dollars to
me in hand paid by William Hancock of the state aforesaid have granted
bargained sold and released and by these presents do grant sell and release
unto the said William Hancock all that parecel or tract of land containing
one hundred and fifty acres be the same more or less lying and being in the
county & state aforesaid being part of a tract of land granted to George Anderson
and bounded as follows
(Viz) Beginning on a corner post oak on Mariah Goodmans land thence along said line to a corner stake adjouning James Cook and said Goodmans land thence along said Cooks line a N.E. course to a corner stake on Thomas Woodards land thence a N.W. course on said Woodards to a stake on Stephen Harris's line thence along said line to a pine corner on said Harris's line from thence to the beginning. Together with all and singular the rights members hereitaments and appurtenances to the said premises belonging or in any wise in _____ or appurtaining. To have and to hold and singular the premises before mentioned unto the said William Hancock his heirs and assigns forever and I do hereby bind mt self my heirs Executors administrators to warrant and forever defend all and singular the said premises unto the said William Hancock his heirs and assigns against my self my heirs and against every person whomsoever lawfully claiming or to claim the same or any part.
Witness my hand and seal this 29th December 1798 and in the 23rd
year of the Independence of the United States of America.

I William Mitchell one of the judges of Laurens county do hereby _____ unto all whom it may concern that Mary Wilkerson Clardy wife of the within named James Clardy did say appear before me and upon being privately and separately examined by me and ____ that she has truly voluntarily and without any confusion without fear of any person or persons whatsoever Renounce Release and for ever relinquish untothe within named William Hancock his heirs and assigns all her interest and estate and also all her wright or claim of Dower of in or to all and singular by the presises [sic] within mentioned and release.

Personally appeared Thomas Dandy before me and on oath
said that he was present and did see James Clardy sign deed and acknowledge
the within
deed to William Hancock and that he saw John Milam (Senr?) as
witness with himself. Thomas Dandy
